Approved Inspectors Ltd are required by law, the Building (Approved Inspectors etc.) Regulations 2000, regulation 11, of to take such steps as are reasonable, within the limits of professional skill and care, to ensure that your project complies with the Building Regulations.

Building Control only applies to work covered by the Building Regulations. Whilst all work carried out by your contractor must comply with the Building Regulations it is not reasonably practical, because of the cost and delay it would cause, for an inspector to examine every item of work. It is therefore necessary for all inspectors to prioritise inspections and avoid unnecessary inspections of low-risk stages. Approved Inspectors Ltd. will adopt a risk assessment based approach to determine the level of site control that we need to carry out. We will notify you at what stages we intend to carry out inspections but generally these will aim to carry out a commencement inspection at the start of your project. At this first inspection, your appointed surveyor will discuss the scheme with your contractor and point out any areas of concern. We will then agree an inspection framework with yourself and your contractor which will be based on a risk based approach and will consider areas such as the competency of you contractor, the level of site control, the complexity of the project and the quality of the working drawings.

You must be aware that it is not the responsibility of the Building Control Inspector to ensure that all the works comply with the Building Regulations. Notwithstanding any inspection your contractor still remains responsible for constructing the works in a proper manner and in compliance with the Building Regulations.
